Please read these Terms carefully before making a booking, as they form a legally binding agreement.

CANCELLATION POLICY – IMPORTANT

All bookings require a non-refundable deposit.

If you cancel your booking for any reason, your deposit is immediately forfeited and will not be refunded.

We strongly recommend that you take out comprehensive travel insurance.

1. Definitions

When the following words are used in these Terms, they shall have the meanings below:

  • “We / Us / Our / Wylder Somerset”: J&J Luard Partnership, VAT No. 753035352, registered office at Stawley Wood Farm, Stawley, Wellington, Somerset TA21 0HP

  • “You / Your”: the person or persons making the booking

  • “Property”: Wylder Somerset

  • “Booking”: the reservation of the Property by You

  • “Booking Agreement”: the contract between You and Us

  • “Commencement Date”: the start date of Your stay

  • “Rental Period”: the period for which the Property is booked

  • “Rental Fee”: the total cost of the Booking

  • “Deposit”: 33% of the Rental Fee, payable at the time of booking

  • “Balance”: the remaining Rental Fee

  • “Balance Due Date”: 90 days prior to the Commencement Date

  • “Cautionary Deposit”: £1,500, payable two weeks prior to the Commencement Date

2. Making a Booking

Bookings may be made by telephone, email (minky@wyldersomerset.com), or via www.wyldersomerset.com.

A booking is provisional until:

  • The Deposit has been received; and

  • A written confirmation email has been issued by Us.

If the Deposit is not received within 72 hours of a provisional booking, We reserve the right to cancel the booking and release the dates.

3. Occupancy

You must specify the maximum number of guests at the time of booking and provide the names and ages of all guests at least one month prior to arrival.

No person other than those confirmed may stay at the Property.

Any breach of this condition may result in immediate termination of the Booking Agreement without refund.

4. Payments

  • Bookings made more than 90 days before the Commencement Date require payment of the Deposit only

  • Bookings made 90 days or fewer before the Commencement Date require full payment immediately

  • The Balance must be paid by the Balance Due Date

  • Payments may be made by bank transfer or Stripe

  • Cautionary Deposit of £1500 is due 2 weeks before your stay and will be returned to you once the property has been inspected after your stay.

Failure to pay by the Balance Due Date may result in cancellation and retention of the Deposit.

5. Cancellation by You

If You cancel Your Booking at any time after it has been confirmed:

  • The Deposit is immediately forfeited and is non-refundable in all circumstances

  • This applies regardless of the reason for cancellation

If cancellation occurs:

  • Before the Balance Due Date:
Any Balance paid (excluding the Deposit) will be refunded

  • On or after the Balance Due Date:
100% of the Rental Fee is payable and non-refundable

By making a Booking, You expressly authorise Us to charge any outstanding balance using the payment method provided at the time of booking.

6. Changes to Your Booking

Any amendment requested after confirmation may be subject to an administration fee of £60 per change, payable immediately.

7. House Rules

You agree to take reasonable care of the Property, its grounds, furnishings, fixtures and fittings and to leave the Property in a clean and tidy condition at the end of the Rental Period.

You must:

  • Comply with all maximum occupancy limits at all times

  • Respect neighbouring properties and the rural setting

  • Avoid behaviour that causes nuisance, disturbance or annoyance

  • Observe quiet hours after 11:00pm

Maximum Occupancy

The maximum number of people permitted at the Property at any time is 20 persons, including day visitors. This limit must not be exceeded under any circumstances.

Please make sure all furniture returns to its original place if you have moved anything.

Events, Weddings & Ceremonies

The Property is not licensed for weddings or civil ceremonies and there is no registrar or registration authority on site.

Weddings, civil partnerships, or legally binding ceremonies of any kind are not permitted.

Any gathering must remain within the maximum occupancy of 20 persons and comply fully with these Terms.

Fireworks & Pyrotechnics

Fireworks, sparklers, sky lanterns, smoke bombs, or any other pyrotechnics are strictly prohibited at the Property and within the grounds due to nearby livestock and wildlife.

Any breach of the House Rules may result in immediate termination of the Booking without refund and liability for any resulting costs or damages.

8. Check-In & Check-Out

  • Check-in: 4:00pm

  • Check-out: 10:00am

Late check-out will be charged at £50 per hour (or part hour) and deducted from the Cautionary Deposit.

9. Cautionary Deposit & Damages

We may deduct costs for damage, breakages, excess cleaning, or breaches of these Terms from the Cautionary Deposit.

Any remaining balance will be returned within 3 days of departure.

If costs exceed the Cautionary Deposit, You agree to pay the difference.

10. Pets

Pets are permitted only with prior written consent.

You are responsible for any additional cleaning or damage caused. There is an additional charge of £60 per dog per stay.

11. No Smoking

Smoking is strictly prohibited inside the Property.

Any additional cleaning costs incurred will be deducted from the Cautionary Deposit.

12. Complaints

Any issues must be reported as soon as reasonably possible during Your stay to allow Us the opportunity to resolve them.

Complaints raised after departure may not be accepted unless the issue could not reasonably have been identified during the stay.

13. Force Majeure

We shall not be liable for any failure or delay caused by events beyond Our reasonable control, including (but not limited to) natural disasters, government restrictions, pandemics, or events making the Property unsafe or unavailable.

In such circumstances, We may offer a refund or alternative dates at Our discretion. No additional compensation shall be payable.

14. Liability

We exclude liability for indirect or consequential losses, including loss of income, profits, or business.

Nothing in these Terms limits liability for death or personal injury caused by negligence or for fraud.

15. Termination

We may terminate the Booking immediately if You breach these Terms.

No refunds will be payable in such circumstances.

16. Changes to These Terms

We may update these Terms from time to time and will give at least 7 days’ notice where changes affect confirmed bookings.
